Water Company Assessment

Let me begin this post by reminding you that we (the Timber Lakes Property Owners Association or TLPOA) are NOT the Water Company. See We Are Not the Water Company. If you have any questions or concerns about what follows in this post, please do not email me or call the Association. Instead, contact the Water Company. I will provide their telephone number and website at the end.

As a public service to the Timber Lakes property owners, I am providing my own summary of a legal notice printed in the Wasatch Wave on Wednesday, October 13, 2010 on pages C7-C8. The Timber Lakes Water Special Services District (the “Water Company”) placed the notice in the paper. Remember, we (TLPOA) are not the Water Company. The Water Company is a completely separate entity, governed by a completely different board. The property owners elect our Board. The Wasatch County Council appoints their Board.

The legal notice states that the total cost of improvements to the water storage and delivery system in Timber Lakes is $7,224,758.52. The lot owners will pay for this amount. The per-lot assessment is $4,778.28.

The Wasatch County Council has appointed a Board of Equalization and Review (BEAR) to hear and consider objections to the proposed assessments. The BEAR will meet with lot owners to hear and consider objections on Thursday, November 4 and Friday, November 5, 2010 between the hours of 7:00 pm and 8:00 pm at the County offices located at 25 N. Main in Heber City. On those two dates, the assessment list, plats and amounts of the proposed assessment against each lot will be available for review from 8:00 am to 5:00 pm in the County offices.

If a property owner wishes to object to the assessment on his or her lot(s), the owner will need to appear before the BEAR at one of the two meetings listed above.

Finally, the legal notice states that a prepayment option will be available to property owners This means the owner can choose to prepay the entire assessment or to pay monthly for twenty (20) years. The final numbers should be available at the November meeting of the Water Company (Tuesday, November 16, 2010 at 6:00 pm at the County offices).

The Water Company will mail a copy of the actual legal notice to the billing address and tax ID address of the owner of each lot, as well as deliver a copy to each cabin on the mountain.

What you are now reading is NOT an official summary of the legal notice and has not been reviewed by the TLPOA Board of Directors. It is my own opinion of what the legal notice states. While I am considered to be an expert on what my opinion is, this summary should not be relied upon for any factual content.

First Response Team

Timber Lakes First Response Team is seeking new volunteers to join our team.  No prior medical experience is needed.  We will train you in CPR and First Aid right here in Timber Lakes.  We have monthly training meetings and ask our volunteers to sigh up for a 24-hour shift each month.  This is a great way to give back to your community, learn valuable emergency skills, meet new folk on the mountain, and possibly save a life!

Our next new member training will occur in November.

Beautification Project This Saturday

We will continue to work on the Entrance Beautification Project on Saturday,  October 16th.

Please bring gardening tools, chainsaws, trailers, and good cheer. This could actually be fun! We have bulbs and wildflower seeds to start planting in the red rock garden in front of the Post Office. We will have more compost for the red rock beds so we can prepare them for next spring flowers.  We are also continuing to remove dead trees, noxious weeds, and designing new signage.

If you are interested, please meet in front of the Timber Lakes Office at 9:30 am on this Saturday, October 16th. The committee wants to continue the project and is asking for help from owners who can volunteer a little time.  Please contact Jeff with the time and date you are available to assist on the project.

Also, if you are putting hours in to remove timber and brush around your lot, be sure to track your time and complete the form included in the last issue of the Timber Lakes Times to submit for Matching Funds.

October Board Meeting

We will hold our next regular Board Meeting on Wednesday, October 13, 2010 at 7:00 pm in the Whitmore Library located at 2197 East Fort Union Boulevard (in Cottonwood Heights) in Salt Lake City. We welcome our owners’ attendance and participation. Our following meeting, the last one of this year, will be held in Heber City on November 10, at 7:00 pm.

Wood Pile Closing

The wood pile in the main parking lot will be closed for new accumulation after this weekend. We have arranged to have the pile chipped and need to close down the collection for this year. Please do not add to the pile after this Monday, October 4, 2010.

Beautification Project Update

The gate beautification project is seeing progress. On Sept 25 th, we removed many dead trees, pulled noxious weeds, and prepared the planter box at the split of the road between Lake Pine Drive and Westview. Our next project will be to prepare the red rock planter box in front of the Mail House and the ones around the gate house. We need a backhoe volunteer (please).

The next work session is Saturday October 16th at 9:30 am. We will finish by 1:00 pm, so you have the remainder of your Saturday to do your own fall preparation!  We will be preparing for spring flower planting, cutting down a few more dead trees, talk about making the signage in the area look better, and using the wood chips from the chip pile to provide better ground cover.

Bring your equipment and participate for the last work session of the year.
