Neighborhood Cleanup Day

There will be a cleanup project on Saturday, May 24, 2008 from 8:00 am until noon. We need volunteers to meet at the Timber Lakes office at 8:00 am for an assignment. We will be cleaning up trash, debris and dead wood around the entrance road, gate, dumpster area, mail house and office. Lunch will be provided at noon in the office parking lot. Please bring your family and come spend a few hours helping us make our entrance area more attractive.

Subcontractors Needed for Timber Lakes Maintenance Building

We soon expect to have our approved plans back from Wasatch County and are now looking for contractors and subcontractors to submit bids to help us construct our new maintenance facility. Since the cost of this building is being paid for by the owners of Timber Lakes we would especially like to invite Timber Lakes property owners, who are licensed contractors, to be involved.

Please take into consideration that we are a non-profit homeowners association, serving each other. We are hopeful that those who submit bids will be generous in the bidding process and be able to reduce their costs significantly, thus contributing their talents to the betterment of our entire community.

Those interested may contact Board member Ole Smith.

Areas where we need bidders are:

  • Footings and Foundation
  • Flatwork
  • HVAC
  • Plumbing
  • Electrical
  • Septic system and drain field
  • Interior framing and build-out (offices & restrooms)
  • Log Façade construction
  • Bay doors supply and installation
  • All of the above (General Contractors)

Plan Approval Process

With the start of the construction season coming up, you can significantly streamline the plan approval process for new cabins, additions or remodeling projects, by following some simple guidelines:

  1. Lot owners should visit the Construction Information link on this website to review all Timber Lakes documents and requirements for plan approval. Verify that your plans conform to all CC&R’s and Architectural Control Regulations before submittal. Review the Construction Bond and Fee Schedule.
  2. Plans should be thorough and indicate all necessary information required for a proper plan review. Information such as Lot number; street name; plat number, total square footage, building material types, setbacks, and building heights should be designated on the drawings.
  3. Fill out the Plan Approval Application completely and accurately and provide the proper amount of sets for review. Submit your plan application package at the TLPOA office. Pick up your plans there after the review is complete.

The normal time to review plans is generally 1-2 weeks. Please do not expect same-day turn-around service. We need to verify your application as to official lot owner, location and current status of dues and assessments.

New Timber Lakes Facility Nearing Reality

After a long winter of struggling to keep services up to an acceptable level throughout Timber Lakes, everyone will be glad to hear we are preparing to make things easier for future winters (and summers, springs and falls). Last year the Board of Directors authorized the construction of a maintenance building to be located on Timber Lakes Dr. behind (to the west of) Jones Lakes. Unfortunately, they were not able to get the plans completed in time to obtain a County building permit before winter set in. However, we have continued to refine the plans over the last few months and are now ready to submit them again in preparation of commencing construction once the snow melts.

The new facility will house all of our Timber Lakes equipment and vehicles including the dump truck, backhoe, grader, snow blower, miscellaneous plow equipment, and a fire truck from the County, etc. It will not only provide a place for us to keep the equipment out of the weather, thus increasing useful life, reducing maintenance, minimizing breakdowns and expensive repairs (due to constant exposure to the elements) and more, but it will also offer the crews, who work so hard to keep things going in Timber Lakes, a physical headquarters for organizing their work and coordinating efforts.

The construction is planned to start in the next few weeks, depending on a good snow melt and obtaining the required permits. It will take about 3 to 4 months to complete. The building will be surrounded by a berm and landscaping with the intent of having minimal impact on any surrounding cabins. In most cases no one will even know it exists, yet the positive impact it will have on improved services will be noticed by all.

As an increased benefit, the Timber Lakes Water Special Service District, (our Timber Lakes water company) will also share about half of the building, thus protecting their equipment also and providing them with better work conditions to serve Timber Lakes .

This new facility will be used strictly for taking care of our Timber Lakes community. It is your building. As we continue to see growth on the mountain I think it will become more and more apparent what a great asset this facility is to us in our efforts to stay ahead of our challenges instead of always trying to play catch up.
